For example, Reutov, who, according to the Guild of Realtors of the Moscow Region, will earn the "title" of the most expensive city in the Moscow Region in July 2011 sales, could not take first place in the popularity rating among buyers. The cost of 1 square meter of residential real estate in Reutov has come close to Moscow housing prices and is about 100.3 thousand rubles. Probably, it is precisely such a high cost that has reduced the attractiveness of purchasing real estate in this city for investors and buyers.

The affordable cost of housing also does not always become an incentive for purchasing an apartment. So, the lowest price per 1 square meter of a residential property in the Moscow region was recorded in Roshal - about 27.8 thousand rubles. However, the city is located 145 kilometers from Moscow and does not have a passenger railway connection with the capital, so the transport issue is the main obstacle to increasing the attractiveness of Roshal for apartment buyers. Such cities as Zaraysk, Taldom, Lotoshin, Silver Ponds, located at a distance of more than 100 kilometers from the capital, found themselves in a similar situation. In all these settlements, the cost of 1 square meter of housing is in the range from 30 to 35 thousand rubles, however, the distance from Moscow,problems with public transport and poorly developed infrastructure prevent them from becoming active participants in the real estate market in the Moscow region.

First place - Krasnogorsk

So, according to realtors, Krasnogorsk heads the rating of the most attractive cities in terms of buying real estate in the Moscow region.

This unofficial capital of the Moscow Region, which, by the way, houses the Government House of the Moscow Region and the Regional Court, is not only located in close proximity to Moscow - only 2 kilometers from the Moscow Ring Road and 22 kilometers from the center of the capital, but also has the only metro station among the Moscow Region cities - "Myakinino". In addition, Krasnogorsk is easily accessible via Volokolamskoye, Novorizhskoye and Zvenigorodskoye highways, the Mitino and Volokolamskaya metro stations are located nearby, and electric trains run quite regularly, so residents of the city do not have problems with trips to work in the white stone. Krasnogorsk of all cities in the Moscow region has the closest connections with the capital and the best transport network.

In addition, Krasnogorsk's attractiveness is also added by its location in the north-west of Moscow - in an ecologically clean area, the Opalikhovsky forest park is located around the city, and the Moskva River flows nearby.

The city has a well-developed infrastructure - kindergartens, schools, shopping centers, clinics, restaurants and sports complexes, that is, everything you need for a comfortable stay, including families with children.

It is this attractiveness in the eyes of buyers that has led to the fact that today the cost of 1 square meter of residential real estate in Krasnogorsk is in the range from 73 to 97 thousand rubles, that is, it fully corresponds to high Moscow standards. And yet, if in Moscow only economy-class housing can be bought for such a price, then in Krasnogorsk the buyer can become the owner of luxury housing.

Currently, the city continues to build a large-scale new building - the Krasnogorye microdistrict, the cost of a luxury apartment in which starts from 80 thousand rubles per square meter.

Second place - Balashikha

According to the Guild of Realtors of the Moscow Region, it is Balashikha that today is the main construction site of the Moscow Region. The construction of such new buildings as the Shchitnikovo microdistrict, the May 1 microdistrict, Sacramento, Balashikha City, the Lukino quarter and microdistrict 22 is underway.

The disadvantages of the city include the need to get to the capital along the busy Gorkovskoye, Shchelkovskoye or Nosovikhinskoye highways, and electric trains, despite the presence of 6 railway stations, do not go in this direction too often. Also, the attractiveness of buying real estate in Balashikha is somewhat reduced by the proximity of peat bogs - it was the residents of this city near Moscow who were the first to experience all the "delights" of the past hot summer.

Third place - Lyubertsy

The main advantage of the city of Lyubertsy is, of course, a convenient transport interchange. Located just a few kilometers from Moscow (the Lyubertsy railway junction is 19 kilometers from the Kazansky railway station), this city is connected to the capital by two highways - Ryazanskoye and Novoryazanskoye, nearby is the Vykhino metro station, and there are 4 railway stations in Lyubertsy.

Fourth place - Railway

This city near Moscow is located 10 kilometers from the Moscow ring road along the Nosovikhinskoe highway. Industry is developed here, it has its own infrastructure, and in the past few years, the systematic construction of multi-storey buildings, including panel and monolithic-brick ones, has been carried out.

The average cost per square meter in Zheleznodorozhny as of July 2011 is about 58 thousand rubles.

The disadvantages of this city include the need to get by road through the numerous traffic jams of the busy Nosovikhinsky highway, but a train ride to the Kursk railway station will take only 35-40 minutes.

Fifth place - Podolsk

Located on the Pakhra River, just 15 kilometers from the Moscow Ring Road, thanks to high-speed trains, it has a regular, convenient connection with Moscow, Podolsk has also become an object of mass development. Today, the city is building large-scale residential complexes - "Podolskie Prostory" and "South Park", the average cost of 1 square meter of housing was set at 53 thousand rubles.

The disadvantages of Podolsk include the presence of a developed industry, which has a bad effect on the ecology of the city, as well as the need for daily trips to the capital through the traffic jams of the narrow Simferopol and Varshavskoye highways.

Sixth place - Khimki

The western border of Reutov is close to the Moscow Ring Road, so getting to the capital is not a problem, and next year the authorities promise to launch a new metro station, Novokosino, which will make communication with Moscow even closer.

The average cost of 1 square meter in a residential apartment in Reutov was set at 80 thousand rubles, but in some new buildings it reaches quite the Moscow level - about 100 thousand rubles per square meter.

Ninth place - Moscow

The city with such a "telling" name is located 8 kilometers from the Moscow Ring Road along the Kiev highway and until recently was a small, insignificant village. The situation changed dramatically with the start of large-scale construction in Moscow of residential complexes with their own infrastructure - "Yugo-Zapadny" and "Grad Moskovsky".

In general, the city has a well-developed infrastructure, is being actively built up, so the average cost per square meter in Zhukovsky is not very affordable - about 70 thousand rubles per square meter, although you can find economy-class offers at a price of 47 thousand rubles per square meter.

Thus, today's real estate market in the Moscow Region is developing at an even more dynamic pace than the market of the capital itself. The availability of free space used by developers for construction sites for new residential complexes, relatively low housing prices, a variety of proposals - all this makes the purchase of apartments in the cities of the Moscow region more and more attractive for both investors and ordinary buyers.
